    • All RVs must register upon arrival.
    • Guests must be 21 or older to register for an RV site.
    • Check-out time is 11:00 AM.
    • All site rental fees are due and payable in advance.
    • No refunds are issued for early departure.
    • Overnight guests must be registered with the office.
    • Rents are due at check-in.
    • Electric meters are read on the 1st of each month and payment is due by the 5th.
    • Meters are also read before departure and any balance is due at checkout.
    • Only fully self-contained recreational vehicles are allowed.
    • Pop-ups and tent camping are not permitted.
    • All RVs must be RVIA or RVIC approved before entering the resort.
    • Owners must have current registration and proof of RV insurance.
    • RVs more than 10 years old require manager approval.
    • Storage under and around RVs must be limited and kept neat.
    • Temporary shade coverings must be made of appropriate HDPE canvas material and may have no more than two sides.
    • Colored tarps may not be used as shade coverings or to cover personal property.
    • Wheel covers must be designed for RV use. Tarps, wood, and cardboard are not permitted.
    • Check with management before securing anything into the ground.
    • Benson city law requires sewer hoses to be securely attached and kept 3 inches off the ground.
    • All RVs and personal vehicles must be capable of being moved within 24 hours if requested.

    • Resort speed limit is 10 MPH.
    • Motorized vehicles may not be operated within the resort by anyone under age 16.
    • Vehicles must be parked on the assigned site or in designated parking areas.
    • Parking on vacant sites or in the street is prohibited.
    • No more than one RV and two vehicles are permitted per site.
    • Visitors must park on the guest’s site or in overflow parking.
    • Vehicles must be in running order and currently registered.
    • Working on vehicles is prohibited.
    • Gas cans of any size are prohibited.
    • Vehicles parked in violation of resort rules may be towed at the owner’s expense.
    • Washing vehicles or RVs requires a permit from the office.

    • No more than three dogs, cats, or other common household pets are permitted per RV or lot.
    • Arizona law requires pets to be on a secure leash no longer than 6 feet when outside the RV.
    • Pets may not roam freely around the resort.
    • Pets are not permitted in indoor common areas or around the perimeter of the Crow’s Nest.
    • Use designated pet areas and clean up after pets.
    • Pets may not be left outside unattended.
    • Excessive barking is not permitted.
    • Temporary pet fencing is permitted if no taller than 40 inches and placed at the rear of the lot.
    • Guests who do not follow pet rules may be required to kennel the pet outside the resort or leave without refund.
    • Breed restrictions apply and must be reviewed before arrival.

    • Pool hours are 9:00 AM–9:00 PM.
    • Guests must be accompanied by a resident or registered guest while using the pool facilities.
    • Aqua Zumba guests are required to check in at the office and sign a waiver + pay fee.
    • Children under 18 must be accompanied in the pool area.
    • Children under 10 are not permitted in the hot tub.
    • Swimsuits and appropriate protection must be worn.
    • Guests should shower before entering the pool or hot tub.
    • No smoking, glassware, or food is permitted in the pool area.
    • Wi-Fi is provided, but bandwidth may not support working from home.
    • Downloading copyrighted material is prohibited.
    • Guests use resort facilities and amenities at their own risk.

    • Quiet hours are 10:00 PM–8:00 AM.
    • Quiet hours may be extended for CT RV Resort-sponsored events at the CT Event Center or Crow’s Nest.
    • Children under 18 must be at their RV site during quiet hours.
    • Generators are not permitted except during a power outage.
    • Common courtesy is expected between all guests, residents, and resort personnel.
    • Profane, abusive, or threatening language or behavior is prohibited.
    • Conduct that interferes with resort operations may result in eviction.

    • Firearms, lethal weapons, fireworks, slingshots, pellet or BB guns, bows, and arrows are prohibited.
    • Open fires, fire rings, and chimneys are not permitted except for propane or charcoal use.
    • Smoking and vaping are prohibited inside resort buildings and within 20 feet of entrances.
    • All lots are privately owned. Do not enter another lot without permission.
    • Do not leave food outside. Bird feeders are prohibited except for hummingbird feeders.
    • Resort dumpsters are for household garbage only.
    • Hazardous waste may not be placed in resort dumpsters.
    • Guests may be charged for damage to resort property.
    • A minimum $50 repair charge applies for damage to water risers or electric pedestals.
    • The resort is not responsible for loss or damage caused by fire, theft, weather, accidents, or catastrophic events.

    • Resort management reserves the right to refuse service to anyone.
    • All guests and vendors are responsible for following resort rules and policies.
    • Violations may result in early departure or eviction without refund.
    • Management may issue written notices and require violations to be corrected within a stated timeframe.
    • Some violations may require immediate correction.
    • Resort rules and policies supersede prior written or verbal policies.
    • Management reserves the right to add, revise, or change rules as circumstances require.
